Yes, 24?hour emergency maintenance is available for issues that pose a risk to resident safety, property, or essential services. The following situations qualify as emergency maintenance requests:

Heating & Cooling
-No heat when the temperature is (or expected to drop to) 50°F or below
-No air conditioning when the temperature is (or expected to rise to) 85°F or above

Access & Security
-Resident lockouts for electronic locks only
-Broken front door or door lock preventing the unit from being secured
-Broken or unsecured first?floor window
-Malfunctioning access gates blocking an entrance or exit, or an unsecured pool gate
-Fire or security alarm issues, including runaway alarms

Utilities & Safety
-Gas leaks or the odor of natural gas
-Flooding or active water leaks from plumbing issues, storm damage, or main line blockages
(Minor leaks that can be isolated and turned off will be addressed the following day.)
-No hot water
-Non?operational lift or pump stations
-Smoke or carbon monoxide detectors chirping
(Detectors connected to 120V reported after 8:30 PM will be addressed the following day.)

Credit and rental history are evaluated by a third?party credit reporting agency to assess indicators of future rent payment performance. An unsatisfactory or insufficient credit history may result in the requirement of an additional deposit, a guarantor, or application denial. Applicants are responsible for ensuring the accuracy of their credit history.

Yes, guarantors are accepted when required. All guarantors must meet the full qualifying criteria outlined above and have a verifiable source of income equal to at least five (5) times the monthly rental rate. Guarantors must continue to meet these requirements for the entire duration of the lease term.
